The $400s seems to be the starting point for new single family. I think even the new townhouses in Old Trail that Southern Development has built start in the high $400s, which is the same for the "villas" (houses sharing a party wall) marketed to the boomers in the same neighborhood.

Word on the street is Stanley Martin is going to build a bunch along the train tracks between Cling Lane and Blue Ridge Ave that might serve the otherwise ignored $200-$400K price point, but it may be a couple of years down the road before anything comes online.
