Oh, OK.....I could see that in terms of a new retailer wanting the space


They're very finicky. I don't know why "ceiling heights that are no longer relevant" is even a thing, but I'm not a marketer trying to wring money out of customers visiting my building. Retailers have a specific way they want things to be, because the building is part of the brand and experience and all that. Probably the developers wishing they'd torn down the building are ones who thought they could turn a box into something different. The example in that article of a repurposed Sears store just has three smaller retailers who all still fit the big-box mold, and that doesn't seem to make any sense as a tear-down and rebuild when you're just rebuilding the same thing you tore down.

Offices, though...they don't really care about ceiling heights, and a big department-store shaped box seems kind of ideal. Very flexible.
