IMO, one the driving factors of bringing students back and playing football

is that universities fear the public might realize you don't need brick & mortar buildings, spectacular rec/dining facilities, exhorbitant tuitions, etc. to teach many college courses.

The same phenomena is supposedly occurring in many businesses who now realize their employees can work effectively from home and they can consider reducing their real estate footprint and significantly either reduce costs. For example, I was a telecommuter for many years and my employer wouldn't reimburse me for my home office, internet access, etc. Reducing investment in real estate along with shifting costs from the employer to the employee is a significant cost savings for many employees.
